Gates Hudson & Associates, Inc. (GHA) maintains many of the older, established, high and medium-density residential properties throughout the Washington, DC metropolitan area. TEC has assisted GHA with many of their properties during renovation by upgrading their underground storage tanks (USTs) and ensuring compliance with the local fire marshal and the Virginia Department of Environmental Quality (VDEQ). TEC conducts asbestos and mold testing and monitoring services for GHA during pre-construction activities, occupancy vacancies and emergency operations.

U.S. Government Printing Office (GPO) — Washington, D.C.

The U.S. Government Printing Office utilizes underground and aboveground storage tanks for the storage of petroleum for vehicle fueling and the storage of solvents used in printing. Since the aboveground storage of petroleum-based products exceeds 1320 gallons, the facility is required by 40 CFR Part 112 to maintain a Spill Prevention Control and Countermeasures (SPCC) Plan. TEC was contracted to prepare an updated plan to reflect current site conditions as well as updated regulatory requirements. In order to update the plan, TEC conducted a site inspection, reviewed construction drawings (including site plans and stormwater drainage) and reviewed the pre-existing SPCC Plan. A comprehensive new SPCC was prepared for submittal to EPA.

TEC also developed an underground storage tank management plan to ensure compliance with federal regulations (40 CFR Part 280), local District of Columbia regulations (Title 20 of DCMR Chapters 55 – 67), industry standard practices, and the Energy Policy Act. The Plan included an analysis of applicable regulations, specific application to the facility and checklists to verify and maintain compliance. Routine operation and maintenance activities were spelled out to keep the system fully functional, in compliance and to minimize the likelihood of a release or spill. In addition, in the event of a release, procedures were prepared to allow rapid and appropriate response.

Tidewater Inn/FEA — Easton, MD

Project: Indoor Air Quality and Environmental Testing

TEC performed a comprehensive Indoor Air Quality (IAQ) survey and environmental testing throughout The Tidewater Inn, Easton, Maryland to assist FEA in assessing the IAQ for a pending real estate transaction. The due diligence investigation included collecting IAQ parameters using a direct read TSI IAQ meter {temperature, relative humidity (RH), carbon monoxide (CO), and carbon dioxide (CO2)}. Results were compared to guidelines promulgated by the American Society of Heating, Refrigerating, and Air-conditioning Engineers, Inc (ASHRAE). TEC collected phase contrast microscopy (PCM) samples. Samples were collected and analyzed using National Institute of Occupational Safety and Health (NIOSH) Method 7400 by a NIOSH 582 (Sampling and Evaluating Airborne Asbestos Dust) trained microscopist. Additionally, TEC collected ambient dust levels data from pre-determined reference points within the facility. Finally, TEC collect viable (culturable) fungal air samples with an Anderson impactor in conjunction with malt extract agar (MEA) plates.
