Environmental

At TEC, our team of professionals excels in the fields of engineering, geology, environmental science, and industrial hygiene, and offers decades of experience in the investigation, characterization, and remediation of contaminants.

From an ASTM standard Phase I Environmental Site Assessment to basic air, soil, and groundwater sampling to stormwater management, we are committed to performing the due diligence and regulatory compliance that you need for your commercial/industrial portfolios.

Investigations are our specialty, whether it’s identifying and modeling contaminants in the subsurface to effectively assess the risk to human health, or conducting indoor air quality assessments to determine airborne levels of mold spores, volatile organics, or other hazardous contaminants. Abatement and/or remediation often follow those investigations to eliminate the source of the hazard, providing a cleaner, safer environment, and benefiting human health.

Consulting

Testing, inspecting, and surveying for asbestos, lead, or mold are the most common industrial hygiene services TEC performs. Operating in the DMV (Washington DC, Maryland, Virginia) requires a unique set of licenses and certifications to conduct these IH services per regulations.

TEC has performed hundreds of Phase I and Phase II Environmental Site Assessments for lenders, commercial buyers, realtors, local government jurisdictions, and educational facilities. We pride ourselves on our ability to collaborate with you and deliver a comprehensive assessment so that you can adequately assess risk.

TEC conducts Phase I under accepted engineering practices and follows the format and procedures outlined by the ASTM International (ASTM) Practice E 1527-13. Phase II scopes of work vary by site and situation but may include soil and groundwater sampling via direct push technology or drilling/installing monitoring wells. Phase II may also include conducting additional research not covered by Phase I, such as investigating the status of issues involving contamination on neighboring properties and the associated regulatory reporting.

Abatement

Abatement and remediation have similar meanings, but the industry historically uses the term ‘abatement’ when referring to the cleanup of hazardous materials such as asbestos, lead, and mold as it applies to impacted building materials.

Asbestos and lead in building materials (piping insulation, wallboard, window caulking, roofs, ceilings, etc.) continue to be a concern to the construction industry even though the use of these materials is banned in newer buildings. Mold is ubiquitous in the natural environment, but can become more of a challenge and even hazardous in the built environment.

Abatement of asbestos and lead refers to the safe, physical removal of the asbestos or lead material. This is performed by creating a containment area, kept under negative pressure to prevent the release of asbestos fibers or lead dust into uncontaminated areas.

TEC follows strict industry safety standards, and state and local regulatory guidelines, for any abatement project. Encapsulation and inclusion are other methods of abatement when physical removal is not practical or feasible.

Remediation

The environmental industry uses the term ‘remediation’ to refer to the cleanup of soil and/or groundwater. TEC has extensive remediation system design and installation experience involving mechanical, chemical, and biological means of ‘cleaning’ the soil and groundwater.

Remediation of soil and groundwater is typically preceded by investigation and characterization of both the contaminant(s) involved and the subsurface environment.

For example, remediation of a lighter volatile organic contaminant east of the ‘Fall Line’ in the coastal plain of Virginia or Maryland, differs greatly from remediation of a heavier-than-water solvent in the Piedmont or Blue Ridge geologic provinces. The methodologies and approaches to remediate the contaminants vary greatly from site to site.

TEC specializes in the remediation of petroleum constituents in the soil and groundwater and has implemented systems employing soil vapor extraction, air sparging, groundwater pumping, chemical oxidation, and bioremediation.
